1. Quantity, boxes & purchase summary
The exact visual layout count is calculated first. Your extra purchase allowance is then applied and, when a box size is entered, the final order is rounded up to full boxes.
2. Visual tile layouts & optimized edge cuts
Blue tiles are full, orange tiles require cutting, and red indicates a cut below your preferred minimum size. The optimizer tests different starting offsets unless you choose a fixed start mode.
3. Tile cutting list
Grouped finished piece dimensions from the perimeter cuts. Use this as a cutting/marking reference and verify each location against the visual layout before installation.

This free tile layout calculator goes beyond a simple square-foot estimate. It places real tile sizes across measured rectangular surfaces, includes grout joints, tests installation offsets, highlights cut tiles and produces a grouped cutting list.

How to use the tile layout calculator
- Enter each surface: floor, wall, shower wall or backsplash width and height.
- Set the tile: enter the actual tile width and height, grout joint and orientation.
- Choose the pattern: straight/grid, 50% running bond or one-third running bond.
- Optimize the start: balance perimeter cuts, minimize cut tiles or minimize cut-offcut area.
- Order accurately: review exact layout tiles, add your chosen breakage/spare allowance, round to boxes and estimate cost.
How the Tile Cutting & Layout Optimizer Works
For each rectangular surface, the calculator generates the selected repeating pattern using the tile dimensions plus grout joint. When optimization is enabled, it tests many possible horizontal and vertical starting offsets within one pattern repeat.
The scoring model favors layouts that avoid pieces below your preferred minimum cut, then considers the selected objective: balanced perimeter cuts, fewer cut tiles or lower cut-offcut area. A fixed centered layout or full-tile start can also be selected.
Every tile intersecting the finished surface is classified as full or cut. The installed piece dimensions are grouped into a cut list. Purchase allowance is deliberately kept separate from the exact layout count so you can see the real layout and the additional contingency independently.
Assumptions & Limitations
- This version plans rectangular surfaces and rectangular tiles. Curved boundaries, diagonal 45° fields, herringbone, Versailles/French patterns and irregular polygons require different geometry.
- Running-bond calculations assume the same tile size throughout the surface.
- Each cut tile is conservatively counted as one source tile. The calculation does not automatically credit a remainder from one perimeter cut as a source for a different location.
- The extra purchase percentage is a user-selected contingency for breakage, shade selection, future repair and field conditions; it is not hidden inside the layout calculation.
- Actual tile sizes can differ from nominal sizes. Measure the product being installed and use the joint width recommended for the product and installation system.
- Always dry-layout or establish control lines on site before permanent installation.
